Payment: We accept Visa and Master Card, money orders and traveler’s checks. Personal checks are only accepted if received more than 30 days before the reservation date.
Only one special may be applied per reservation. Active military or veterans receive 10% discount when you stay three nights or more (must show card). Holidays and special weekends excluded for any discounts and specials.
All rates are subject to taxes.
Two-night minimum except Holidays and month of July which are 3 or 4 night minumum;
Special Requests are honored when possible.
Only 6 guests (including children/toddlers) per condo (THIS IS FIRE CODE AND WILL BE ENFORCED)
Quiet time between 10:00 pm and 7:00 am.

Deposits: First night’s deposit due when making a reservation for non holidays. All holidays, special event weekends and spring break will require full payment on the final balance when booking. NO REFUNDS ON ANY DEPOSIT OR FULL PAYMENT.

The Woodlands is private property - SMOKING MARIJUANA NOT ALLOWED violators will be asked to leave without refund
NO PETS Guests who bring a pet will be asked to leave without refund and an additional $200 cleaning fee will be charged.
Cancellations: All deposites and full playments will be kept, NO REFUNDS. We are a resort community and have very specific dates to completely fill our condominiums with guests. Each of you is valued guests and we hope that you do not have to cancel. However, should it become necessary, we hope you will choose to be our guest in the future. NO SHOWS will be charged for their full reservation.
Power and Internet outages: Red River, being a small mountain town, occasionally encounters power and internet outages. While we strive to provide uninterrupted services, it is important to note that these outages can occur unpredictably and that such occurrences are beyond our control. Therefore, in the event of power or internet disruptions during your stay, we regret to inform you that no refunds or compensations will be granted. .
